In common with other councils, the London Borough of Bromley is delivering a programme of new affordable homes on infill sites within its existing estate. The council is increasing its supply of high-quality affordable homes for social rent and is committed to actively delivering and boosting housing supply within the borough.
The a mixed-use design for this triangular back-land plot on a Brownfield site, tucked between a leisure centre and converted office building just off Beckenham Road and close to Clock House Station. It will provide 35 new homes at 100% affordable social rent level and just over 200m² of flexible workspace. The design balances client aspiration for optimal volume and civic presence against the potential for impact on an adjacent Conservation Area and listed building, Venue 28.
The proposed building uses clear simple forms and formal composition, enriched with patterning in key areas. The design makes use of contemporary interpretations of motifs and details derived from surrounding buildings, including formally composed facades with stacked windows and tall-proportioned openings. A covered double-height colonnade supports the building on elegant vertical piers, leading residents to the main entrance.
The site is in an excellent location for public transport links and access to local amenities, promoting a car free approach to design and a fabric-first, low carbon energy strategy. With electric vehicle charging and plentiful cycle parking, the ground level will be transformed with a new public realm, children’s playspace and landscaped gardens for residents and local business use and enjoyment.
